The practice is currently open just three days a week. However, as several nearby dentists have retired, there’s increasing demand in this growing area of Terre Haute, IN. New patients call daily, and there’s a 20-week wait for new patient hygiene appointments. A buyer could expand hours and “grow like crazy,” according to the seller.

The philosophy

The seller says, “I enjoy the challenge of providing good and long-lasting care while balancing the patient's goals and finances. I gather all the available data and evidence, give the patients all the options (including costs and long-term prognosis), then allow them to decide. I truly enjoy helping patients feel better both physically and mentally. My hope has always been to pass the practice to someone that will take care of these good, hard-working people.”

The loyal, hard-working staff is very involved in the community, as the office has always supported 4-H, Little League baseball teams, and the local schools. The team enjoys a yearly holiday gathering and celebrating each other’s achievements and big life events.

The seller notes, “I inform any new employee that we are NOT salespersons. We are consultants and advisors first. The employees have always been thrilled at this philosophy and appreciative patients never feel pushed into any certain treatment.”

The facilities

“I have never regretted practicing in this location,” the seller says. 19,000 cars pass by daily on a newly renovated street that now includes more landscaping and sidewalks. And just across the lot next door is the largest elementary school in the county, its pickup line in full view of the office.

The standalone building is in a park-like setting with a picnic table underneath large oak and poplar trees. Each operatory has at least one large window, and patients and staff enjoy watching wildlife through the bay window. The local grumpy groundhog is especially popular.

The award-winning public school system boasts the state’s leading graduation rate. Many of the elementary and middle schools have been recently renovated and all three local high schools are slated for extensive updates. With the four college choices right in Terre Haute, many students remain in the area to complete their education.

Indiana State University (less than ten minutes from the offices) offers a variety of athletics, a fabulous guest lecture series, and musical opportunities for the general public. ISU just renovated the Hulman Center and built a brand-new convention center.

Explore a variety of city and county parks, including the award-winning Heritage Trail for hiking and biking. Many of these parks offer public fishing, along with the Wabash River. Southern Indiana offers a fabulous network of state parks and recreation areas, most within a 45-minute drive, along with several golf courses. A children’s museum is downtown, and the brand-new Mill outdoor entertainment center is ready to start its first full year.

Downtown Indianapolis is an easy 1-hour drive away, and it’s just 3 hours to Chicago, St. Louis, and Cincinnati.

The local economy

Terre Haute is a mid-size typical Midwestern city. The strong economy is well balanced with factories, agriculture, a health system, and four colleges and universities. The practice draws from all these populations.

The Vigo County School System is the largest local employer, followed by Indiana State and the Union Hospital system. Nearby manufacturers include Amcor, Tredegar, Great Dane Trailers, Ampacet, Clabber Girl, and Sony, plus many smaller companies.

A small plane airport is just three miles north of the office, near a large UPS and FedEx facility and a U.S. Air Force facility.
